- The project was conceived as a modular system of individual dormitory rooms that could be relocated based on the construction site location. The individual modules could be put on individual trucks and shipped wherever needed.
- Each module had a hookup for various services.
- Delivered high profitability on projects by skillful project management and quality of documents.
- Efficiently and successfully coordinated various stores in the Chicago market, which is a challenging location for permitting.
- Created green roofs for Lowe’s in Chicago.
- In compliance with the Canadian code requirement for storm water retention, these stores were designed to hold up to 6” of water on the roof and slowly discharge into the storm water drain over a period of 6-10 hours. This is common practice in Canada to reduce the amount of real estate that must be purchased to provide the retention ponds.
- A drive thru Lumber Yard was designed for these stores.
- Store design was cognizant of cost, with the ability to withstand abuse/vandalism while maintaining asset protection.
- Created a 3,000 SF Small Store Format Prototype for the “Easy Day” brand Stores
- Created a 32,000 SF Medium Store Format Prototype for the “Easy Day Market” brand of stores.
- Created a 50,000 SF Cash and Carry Format Prototype (Similar to Sam’s Clubs) called “Best Price” Stores.

- All prototypes used design elements to create a recognizable iconic brand design similar to the stores in the USA.
- The Indian Market is very sensitive to cost, available construction technology and expertise as well as maintenance requirements for buildings. These were maintained as primary scope requirements while conceptualizing the stores and the design of various details.
- Formalized and managed the Cost Estimation Department.- Created processes to clarify scope, location costs, and projected timelines.
- Created a QC process to verify Quality and Accuracy of estimate prior to issuing to client.
- Created a feedback loop with Client to evaluate the efficiency of the estimates. Estimates based on using web based (RS Means) software.
- Left Cost Estimation team for a special assignment to India as requested by Walmart.
- Created a web based calendar (SharePoint interface) to schedule and monitor QC Team progress on various projects produced in an office of approximately 225 people serviced by a team of 5-6 QC Personnel.
- Created a QC Process, and Quality management guidelines (QC Checklist) to prompt the PA/PM to take appropriate measures to maintain Quality. These guidelines contained tasks as well as reminders on processes that needed to be followed to maintain adherence to client scope and code.
- Checklist highlighted typical construction issues encountered on site due to insufficient, vague or contradicting details. Consultant coordination and specification review/coordination are highlighted.
- Focus is on ensuring constructability of the project documents, with a goal to eliminate construction issues and changes arising from potential document errors.
- Checklist also contained a grading system to benchmark project quality.
- QC included code review and verification as well as accessibility review.
- A new process was started to verify that entitlement phase concept and schematic designs were reviewed to verify any construction challenges prior to being issued to a Client or City for entitlement review.

- Project Coordinator for ‘City Monitor’ project at Indian Institute of Management, Ahmedabad, sponsored by Ahmedabad Municipal Corporation, and Ahmedabad Management Association, comparing various attributes and variables to determine ‘Urban Quality of Life’ in the Cities of Bangalore, Hyderabad, Pune and Ahmedabad, and provide a comparative analysis of the same.
- Consulting Associate (Architect-Urban Planner) to the School of Planning, Ahmedabad, on an invited competition by the Govt. of India to develop a Concept Master Plan for the City of Bekal, as a Tourism City, on the south-western coast of India. - Pavilion Heights Apartments, Bloomington, Indiana: Award Winning Design, of a new loft style apartment building of ‘urban’ character located downtown. This is a three-story building above a one story secure parking garage for the residents. A total of 28 apartments included; Studio, 1 Bedroom and 2 Bedroom (duplex) apartments. Marketed Architectural services for the project, and served as Project Designer, Project Architect and Project Manager.
- Northgate Senior Housing, North Kansas City, Missouri: This is a new construction of 180 apartments distributed in three buildings around a central courtyard. Each building has three floors containing 1 and 2 bedroom units.
- Sprint World Headquarters, Overland Park Kansas: Design of auditorium, as well as outdoor plazas and seating spaces, and Pavilions for special gatherings.
- Ameristar Casino, St. Charles, Missouri: This project was an extension to the existing casino, worked on preparation of design documents and specifications.
- Dakota Dome, Vermillion, South Dakota: A new steel roof was designed to replace the existing pneumatic dome roof for the university basketball arena. Provided architectural design details.
- Mad’faa High Rise Project: 25-story tower for both commercial and residential uses; a helipad was provided on the roof; penthouses on the top floor with swimming and pool and landscape areas; designed as a modern structure using curved facades

- Cinemark 16, Harlingen, Texas: 16-screen theater complex including a game arcade and ‘studio eats’, a gourmet concession stand.
- Chandan Cinema, Mumbai: Concept design for a 4-screen multiplex, including a mall, food court and entertainment center.
- Dickinson 10, Port Arthur, Texas: 10-screen theater complex, renovation of an existing mall food court into a cinema complex. Screens were located on either side of the existing Mall circulation space. Provided interior design concepts for the auditoriums as well as the mall.
- Dickinson 10, Midwest City, Oklahoma: New 10 screen-theater complex in an existing mall retail space. Design challenge was to create the required theater spaces without altering the structure of the existing mall.
- Drive In Cinema, Jaipur, India: Provided feasibility studies and site planning alternatives.
- Eldorado 12, Clermont, Florida: concept design for a 12-screen theater complex
- E-City Jaipur, India: Family entertainment center, including retail, food services and a six-screen multiplex.
- INOX Cinema, Pune, India: Four-screen theatre complex with a bowling alley, entertainment center and restaurant, provided architecture and interior design as well as acoustical details.
- Pavilion 7 Cinema, Lebanon, Indiana: This compact 7-screen theater is a new construction attached to an existing suburban mall. Client desired a ‘traditional’ cinema aesthetic. Design included a fully glazed lobby with a party room. A canopy and a tower marquee highlight entrance.
- R/C Theaters, Daytona Beach, Florida: A 10-screen theater complex in a beachfront construction; The theater is on levels 3 to 6, designed with an ocean view restaurant and an ocean facing cigar room.
- Raj Multiplex, Surat: Concept design for modifying an office building into a 6 screen multiplex cinema and shopping. Provided cinema layouts and studies, retail and food services area plans and building elevations.
- Stadium Cinema, Jodhpur: Renovation and revitalization of an existing heritage cinema into a multiplex cinema complex. Includes food services and entertainment activities.
- Bahrain Cinemas, Bahrain: Provided lobby design concept, and review of cinema layout.
- Caribbean Cinemas, Puerto Rico USA: Designed various cinema layouts and provided feasibility studies
Planning:
- University of Kansas-Lawrence, Kansas: Long Range Campus Master Plan, member of the planning and development task force
- City of DeSoto, Kansas: Trail and Path guidelines along the river in the DeSoto area, linking it to the trails in southern Johnson County, Kansas.
- Port of Kimberling, Missouri: Master planning for the Port of Kimberling included design of the waterfront for new boat slips and docks, as well as relocation of existing docks. The expansion included new campsites, RV Park, a baseball park, other game courts, and a visitor center.
- City of Bekal, India: Concept Master Plan for a Tourism City designed as a “sustainable” city for a population of 40,000. Located on the Arabian Sea in southern India, it contained a multitude of hotel and resort sites, retail, entertainment, transportation hubs, waterways, and residential activities. The site extended approximately 11 KM along the shore.
- Lavasa-Lake Town, Pune, India: A concept master plan (competition) was prepared for a 6,000 Acre Lake Town, to be developed as a ‘hill station’ around the Warasgaon lake near Pune. This sustainable development contained a mix of activities ranging from entertainment and sports facilities (including water sports), to hospitality, commercial, retail, institutional, and residential development. It has been designed with a wind energy generation capability.
- “City Monitor” Project at the Indian Institute of Management, Ahmedabad, India: comprehensive study comparing attributes and variables to determine “Urban Quality of Life” and provide a Comparative Analysis of multiple variables for the cities of Bangalore, Hyderabad, Pune and Ahmedabad
- Abu Dhabi Workers Housing
- Created a concept master plan and design for mass housing to provide better and more humane living conditions for workers in Abu Dhabi.
- The project was conceived as a modular system of individual dormitory rooms that could be relocated based on the construction site location. The individual modules could be put on individual trucks and shipped wherever needed.
- Modules organized around a hierarchy of courtyards from building block to community level public spaces. Each module had a hookup for various services - Legends Entertainment District at Village West-Kansas City, Kansas: Master Planning solutions for the spatial distribution of various activities over the development area. Activities include; Retail, outdoor and indoor Entertainment, Theatres, Museums, Food Outlets, Resorts, and Hotels. The development has a pedestrian character, set around a series of outdoor plazas.
- Power Center at Village West-Kansas City: Concept design for a Power center-as part of the Development.
- Water park and Resort hotel, Kansas City: Concept layouts for the resort hotel, including water park areas, lazy river, juniors and adult pools, and food services, for a well-known chain of resort hotels.
- Entertainment District Development-Edwardsville, Kansas: Master Planning for a sports and hospitality oriented development, including auto sport, an arena, resort hotels, a ‘power center’, golf courses, institutions and residential activities.
- Master Plan for the Islamic Center of North Kansas City
- Prost Master Plan, Kansas City, Missouri: This master Plan was prepared for a commercial development that included various office buildings. The site had a distinct slope, which was fairly steep in areas. The challenge was to develop this property with the least impact on the existing environment of the site.
- Museum and Cultural Center, Hyderabad, India: A revitalization of an old prison site into a museum and cultural center. Included museum, retail, entertainment, and hotel activities, developed around a series of outdoor plazas and pedestrian walkways.
- Santa Fe Entertainment Center, New Mexico: Planning provided for a cinema theater and retail area including restaurants; developed as a pedestrian plaza using local architectural style
- Woodbury Entertainment Center, Woodbury, New York: Planning provided for entertainment, Commercial and retail center; a convention center and hotels were also planned as part of the development.
